Q: How do I set up an appointment to see a rental property?
A: We can show property Monday through Friday from 8:30 a.m to 4:30 p.m. Please call our office to set up an appointment at (605)343-7525 or if you are out of the area (877)557-4195.
Q: How do I apply for a rental property?
A: First thing you need to do is make an appointment to see a rental property as we do not rent unless you or someone you trust has seen the property. At that time one of our staff will show you the unit and give you an application. When you decide on a property read and fill out the application. You can return the application to our office along with the security deposit and $30.00 per adult application fee.
Q: What if I don't have any landlord references or credit?
A: We would ask for a co-signer. A co-signer can be anyone over the age of 18 that can qualify through our application process. They will need to pay the $30.00 application fee and put their information on the application. The same application procedure will apply to the co-signer.
Q: I would like to get a roommate. What do I need to do?
A: You will need to have your prospective roommate fill out an application and bring that into our office along with the $30.00 application fee. We will run the application and if all of our checks come back okay we will call your roommate to schedule a time for them to come in and sign the lease.
Q: What if I have an emergency over the weekend or after the office is closed.
A: We have an after hours pager that you can call for emergencies only. The pager number is (605)388-6724. When you call this number there will be a message, just like an answering machine. Please leave your name, phone number and your address. Someone will return your call.
Q: If I lock myself out, will you come and unlock my door?
A: If you lock yourself out during normal business hours, we will set out a key for you to pick up or, if someone is available, we can come and let you in. If it is after hours you will need to call a locksmith. Please keep in mind that if you break in through a window or a door you will be billed for the repairs.
Q: I live out of town and would like to secure a residence in the Rapid City Area before I move there. How do I go about doing this?
A: We do not rent any property sight unseen. If you have family members or friends in the area we can show them the property on your behalf. If this is not an option we can email pictures to you. Please keep in mind that once you have submitted an application and been approved we can retain your security deposit if you change your mind once seeing the property.
Q: Why do I have to pay the security deposit when I turn in the application?
A: The security deposit holds the unit for you. Meaning, our office will not accept any other applications while we are processing yours. It will also hold the unit for you for up to two weeks after you have been approved.
